The Maintenance Surveyor will be responsible for inspecting, assessing, and managing maintenance and repair works across the company’s housing stock. The role ensures that properties are safe, compliant, and maintained to a high standard, delivering a quality service to residents while controlling costs and contractor performance.
Key Responsibilities
- Carry out property inspections to diagnose defects and determine required remedial works
- Prepare detailed specifications and schedules of work for maintenance and refurbishment projects
- Manage responsive repairs, planned maintenance, and void property works
- Oversee contractors’ performance, ensuring works are completed on time, within budget, and to required standards
- Conduct post-inspection and quality checks on completed works
- Ensure compliance with health & safety legislation and housing standards
- Provide technical advice and support to housing and customer service teams
- Manage disrepair cases and insurance-related inspections where required
- Maintain accurate records, reports, and asset data
- Liaise with residents, contractors, and internal teams in a professional and customer-focused manner
- Support budget management and cost control
Person Specification
Essential:
- Experience in a similar surveying or property maintenance role
- Strong knowledge of building construction and maintenance practices
- Understanding of housing standards and compliance requirements (e.g. HHSRS, Decent Homes)
- Ability to write clear technical reports and specifications
- Excellent communication and customer service skills
- Good IT skills (e.g. Microsoft Office, housing management systems)
- Full UK driving licence
Desirable:
- Experience working within social or private rented housing
- Knowledge of disrepair and damp & mould diagnosis
- Project management experience
- Membership of a relevant professional body (e.g. RICS, CIOB)
