The Commercial Property Manager is responsible for the management and performance of a portfolio of commercial properties, ensuring properties are maintained, tenancies are effectively managed, and financial performance is maximized. The role involves tenant liaison, lease management, property maintenance coordination, and compliance with property legislation.
Key Responsibilities
- Property Portfolio Management: Manage a portfolio of commercial properties (offices, retail units, and industrial premises). Ensure properties are well maintained, legally compliant, and financially performing. Conduct regular property inspections and prepare inspection reports.
- Tenant & Lease Management: Act as the primary contact for tenants and maintain positive landlord-tenant relationships. Manage lease agreements, renewals, rent reviews, and break clauses. Handle tenant queries, disputes, and service issues.
- Financial Management: Prepare and manage property budgets and service charge accounts. Monitor rent collection and address arrears where necessary. Review expenditure to ensure cost efficiency and value for money.
- Maintenance & Facilities Coordination: Coordinate planned and reactive maintenance works. Manage contractors, suppliers, and service providers. Ensure buildings meet health, safety, and compliance standards.
- Compliance & Risk Management: Ensure properties comply with relevant legislation including health & safety, fire regulations, and building standards. Maintain accurate records and documentation for audits and inspections.
- Reporting & Administration: Provide regular performance reports to property owners or senior management. Maintain property management systems and databases. Support strategic asset management plans.

Qualifications & Experience

- Knowledge of landlord and tenant legislation.
