The Role An exciting opportunity has arisen for a Commercial Property Surveyor to take responsibility for property valuation, agency, professional work, and management clients. The successful candidate will undertake a variety of activities, including the valuation, sale, rental, and general professional advice related to commercial properties. Key Responsibilities * Deliver a range of projects and provide professional services to both new and existing clients. * Provide Level 3 Building Surveys, Dilapidations, Party Wall Act services, and Defect Diagnostic Investigations. * Undertake RICS Valuations. * Source and meet prospective agency and management clients. * Conduct property appraisals for sales and lettings. * Negotiate and prepare heads of terms for transactions. * Oversee and progress sales and lettings to completion, liaising with relevant parties such as solicitors and other agents. * Provide professional advice on matters such as rent reviews and lease renewals. * Contribute to diversifying the client base and expanding service offerings. This list is not exhaustive, and other duties within the scope of the role may be required. The role is based out of the Atherstone / Ashby De La Zouch offices and covers a wide geographical area. While teamwork is essential to ensure the smooth running of the department, there is flexibility for some home working. The successful candidate will work alongside a supportive team of qualified surveyors but must also demonstrate the ability to work independently and take initiative. As your career progresses, greater responsibility for clients and work will be provided. Candidates are also encouraged to embrace the local community and participate in activities outside work. Skills & Qualifications * RICS Qualified Surveyor. * Registered RICS Valuer (preferred but not essential). * Strong commercial awareness and the ability to meet targets. * Good knowledge of the Midlands area and local property trends. * Proven negotiation and persuasive skills to win clients and secure deals. * Experience managing agency and management clients. * Excellent communication and interpersonal skills. * Highly organised, numerate, and proficient with technology. * Strong problem-solving abilities and attention to detail. * A proactive, \βcan-do\β attitude and the ability to work under pressure. * Team player with initiative and a willingness to adapt. * Full UK driving licence with access to own vehicle.
