We are currently seeking a Maintenance Supervisor with proven skills fora community located in Plymouth, MA.

  • The Maintenance Supervisor is a working supervisor and is responsible for the full scope of the maintenance operation including arranging for twenty-four (24) hour emergency maintenance coverage.
  • Efficiently and effectively schedule subordinate maintenance personnel, work order requests, and turnover needs.
  • Train subordinate maintenance employees in full scope of the maintenance operation.
  • Responsible for meticulous upkeep of grounds, amenities, building exteriors, leasing office, clubhouse, parking lots and other community buildings.
  • Process all maintenance orders and maintain adequate inventory control within budgeted guidelines.
  • Ensure full twenty-four (24) hour per day, seven (7) day per week emergency maintenance coverage.
  • Schedule vendors / outside sub-contractors as required and supervise performance.
  • Set up Preventive Maintenance Plan and implement schedule to ensure completion. Preventive maintenance shall be performed in accordance with equipment manufacturer’s recommendations and operating manuals.
  • Complete full unit turnover of all vacant units within ten (10) business days from move-out. This includes painting, general maintenance, unit repairs, cleaning, etc. Schedule and supervise contractors for this work as required.
  • Inspect property exterior lighting at least one night per week.
  • Inspect property, daily, to identify and resolve any curb appeal, maintenance, and /or liability issues.
  • Perform work orders and other items to ensure resident satisfaction.
  • Complete or assist in the completion of any job that might be required to maintain operating standards and resident family satisfaction. All maintenance supervisors are working supervisors and they must participate inallmaintenance projects.
  • Assist with apartment move-in and move-out inspections.
  • Perform plumbing and electrical repairs.
  • Perform all tasks associated with the snow removal process.
  • Replacement of broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
  • Interior and exterior painting as required.
  • Perform carpentry work such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors.
  • Assist in custodial and grounds maintenance work.

Job Requirements:

  • High school graduate/diploma is preferred.
  • Valid Driver\’s license andreliable vehicle required.
  • Industry relevant or trade certifications / licenses preferred.
  • A minimum of 3 – 5 years of direct property maintenance or comparable experience is required. Experience in multi-family residential property maintenance is strongly preferred. Supervisory experience and exposure to a professionally structured residential property management operation preferred.
  • In addition, expert experience and / or formal training / license(s) in some of the following areas is required or can be provided: HVAC / CFC Certification, CPO, electrical, plumbing, appliance repair, carpentry, landscape maintenance, lock repair and re-keying, construction and / or rehab experience.
  • Criminal background and drug test required.

  • Monday-Friday 8:00 am-4:30 pm and as needed on-call

Compensation/Benefits Package:

  • $34-$40 per hour based on experience + All overtime earnings
