So, who are we looking for?

As Tenancy Operations Manager, you will play a pivotal role in driving operational success across a varied portfolio of residential properties — including social housing schemes, private rented, and mixed-use assets. You will lead an in-house team of 4+ tenancy professionals alongside a network of partner agents nationwide, ensuring key performance indicators such as void control, proactive/reactive maintenance, tenancy sustainment, and regulatory compliance are consistently achieved.

You’ll act as the primary point of contact for clients, including housing associations, local authorities, and private investors, ensuring tenancy operations meet social housing standards, including adherence to the Regulator of Social Housing (RSH) codes, Housing Health and Safety Rating System (HHSRS), and Equality Act requirements.

What You\’ll Be Doing

  • Lead, motivate, and develop a high-performing tenancy team, including operational coordinators, ensuring excellent service delivery aligned with social housing tenancy management principles.
  • Oversee portfolio KPIs including void minimisation, tenancy sustainment initiatives, timely maintenance interventions, and compliance with statutory and contractual obligations.
  • Ensure tenancy operations uphold the highest standards of social housing compliance, including tenancy audits, rent collection protocols, safeguarding vulnerable tenants, and anti-social behaviour management.
  • Manage escalated complaints and resolve tenancy disputes with sensitivity and fairness, ensuring compliance with the Housing Ombudsman’s complaint handling code.
  • Collaborate closely with Asset Managers and social housing clients to align tenancy services with strategic objectives and social value outcomes.
  • Lead the smooth onboarding and integration of new social housing portfolios, HMOs, and mixed-tenure schemes, ensuring regulatory compliance and tenant engagement.
  • Oversee all core tenancy functions: applicant registration, property viewings, tenancy agreements, inventory management, rent arrears control, and deposit administration.
  • Coordinate with maintenance teams and contractors to ensure health & safety compliance, responsive repairs, and planned maintenance aligned with social housing standards.
  • Champion a culture of tenant engagement, wellbeing, and community integration, supporting tenancy sustainment and reducing turnover.

What You Need To Succeed

  • Minimum 2 years’ team leadership experience in social housing tenancy management, asset management, or residential lettings operations.
  • Strong knowledge of social housing legislation, including tenancy law, the Regulator of Social Housing’s standards, HHSRS, and safeguarding.
  • Proven track record of managing operational teams delivering high-quality tenancy services and driving continuous service improvement.
  • Experience working with vulnerable tenants, applying tenancy sustainment best practices and compliance frameworks.
  • Excellent communication, stakeholder management, and leadership skills.
  • A proactive approach to problem-solving, risk mitigation, and performance monitoring.
  • Passionate about delivering social value and improving tenant outcomes.
