Project Manager – Affordable Housing

About the Role

Our client, a leading residential developer of affordable housing, is seeking an experienced Project Manager to join their growing team. This is an exciting opportunity to take overall responsibility for managing a portfolio of new build residential schemes, ensuring delivery to the highest standards and within required deadlines.

Key Responsibilities

Project Leadership

  • Manage new build residential projects from pre-start through to practical completion and end of defects liability period
  • Effectively manage the performance of Employers Agents to ensure quality standards and design briefs are achieved
  • Ensure schemes are delivered on time and within budget

Stakeholder Management

  • Work closely with the client\’s Acquisitions, Sales, and Investment teams as the primary liaison
  • Facilitate smooth handover processes for both rental and shared ownership homes
  • Provide expert technical knowledge on Section 106 delivery requirements

Strategic Support

  • Support the client\’s Acquisitions team with technical expertise on s106 delivery for new opportunity appraisals
  • Enable informed decision-making through specialist knowledge and experience
  • Contribute to process development and procedural improvements for efficient delivery
  • Act as integral support to the Delivery team, providing in-house technical project management advice
  • Function as an in-house employer\’s agent to scrutinise upcoming pipeline sites/properties
  • Support the client\’s ambitious acquisition targets of c.£200m – £300m over the next 12 months

What We\’re Looking For

Essential Experience

  • Minimum 5 years experience managing cashflow forecasts and financial budgeting for live schemes
  • Extensive experience delivering successful Section 106 projects with housebuilders/developers
  • Deep knowledge of social housing sector tenures and monitoring project processes
  • Clear understanding of compliance requirements for Registered Provider and investment business operations

  • Excellent attention to detail for all key compliance handover documentation
  • Outstanding communication skills with external stakeholders
  • Advanced Excel skills and thorough understanding of cash flow forecasts
  • High emotional intelligence with ability to understand and manage complex stakeholder relationships
