How You’ll Be Involved
Reporting to the Major Repairs Operations Manager, you’ll play a key role in ensuring that major repairs to the Council’s housing stock are delivered to the highest standards of quality, customer satisfaction, and health & safety. You’ll oversee a budget of approximately £1.5 million, agreeing project scopes with subcontractors and ensuring delivery within set timescales and financial parameters.
Your expertise will be vital in identifying and diagnosing complex property issues, evaluating solutions based on cost, resident impact, quality, and risk, and specifying bespoke technical responses where needed. You’ll manage programmes of work from inspection through to completion, monitoring contractor performance, ensuring compliance with regulatory frameworks, and maintaining accurate records on the Council’s systems. This is a hands-on, strategic role where your ability to lead, make informed decisions, and deliver high-quality outcomes will directly impact residents and the wider community.

We’re looking for someone with extensive experience in delivering major repairs services within social housing, who brings a deep understanding of building pathology, inspection processes, and a wide range of repair techniques from damp resolution and structural subsidence to external refurbishments like roofing and window replacements.
You’ll have a solid grasp of leaseholder and Section 20 procedures, health and safety responsibilities under CDM regulations, and current housing legislation. Your ability to manage complex programmes of work and oversee budgets exceeding £1 million will be key. Alongside your technical expertise, you’ll be a strong communicator, able to engage effectively across the organisation, remain calm under pressure, and work collaboratively to deliver high-quality outcomes for residents.
