The Role
This is an excellent opportunity for a Senior Surveyor looking to step up or an experienced Associate Director to join a collaborative Property Management team. The role involves taking immediate ownership of a mixed portfolio across the South East, covering rural and commercial sites.

You’ll be responsible for delivering high-quality property management services to a key client, working closely with colleagues across multiple service lines including agency, lease advisory, building consultancy and rural teams. The role combines site inspections, client liaison, reporting and asset management initiatives, with strong support from specialist teams in finance and credit control.

Key Responsibilities:

  • Take responsibility for managing your own portfolio of sites.
  • Deliver high-quality property management services and maintain excellent client relationships.
  • Liaise daily with clients, their solicitors, stakeholders, and tenants.
  • Prepare client reports and attend meetings as required.
  • Identify and deliver asset management opportunities under guidance.
  • Advise clients on tenancy applications and manage the licence process with relevant teams.
  • Coordinate with building consultants, rural teams, and FM providers for repairs and maintenance.
  • Carry out regular risk-based site inspections and manage works arising.
  • Maintain accurate lease and tenancy schedules.
  • Oversee income arrears and recovery with credit control support.
  • Approve invoices, onboard new properties, and maintain database records.
  • Prepare revenue budgets and quarterly forecasts with finance team support.
  • Facilitate regular tenant meetings and build strong occupier relationships.
  • Support due diligence for acquisitions and disposals.
  • Attend team and department meetings.

Essential Experience & Qualifications:

  • Strong background in commercial property management.
  • Knowledge or experience of rural estate management (beneficial but not essential).
  • Solid understanding of Landlord & Tenant matters.
  • Experience reporting directly to clients.
  • Good understanding of H&S responsibilities.
  • Familiarity with property management accounting processes.
  • Strong IT skills, particularly Excel, Word and Outlook.
  • Ability to multi-task, prioritise and manage deadlines.
  • Full clean driving licence and access to a car (regular site visits required).

Desirable:

  • Degree-level qualification or equivalent experience.
  • RICS qualified (or working towards).
  • Experience using Tramps or similar property management systems.
  • Previous experience managing rural estates (training can be provided if needed).
