TH Recruit are working with a national development company to support growth in their technical team. We are recruiting for a Pre Construction Manager to join their West Midlands region.
Purpose
To manage and ensure the efficient progression of development schemes from concept/design to site start, while fostering client relationships and supporting bids for new projects.
Key Responsibilities
- Achieving Results
- Secure timely site starts within agreed budgets
- Lead value engineering and technical appraisals
- Ensure compliance with planning and pre-start requirements
- Support bid submissions and client relationships
- Oversee full pre-construction lifecycle: appraisal to site start
- Coordinate internal/external teams and departments
- Manage pre-construction programmes and key negotiations
- Attend tender/interview meetings and conduct site visits
- Support procurement of design and install packages
- Maintain strong communication with clients and internal teams
- Manage expectations on design, planning, budget, and timelines
- Provide regular reports on progress and budget
- Promote innovative and cost-effective design solutions
- Ensure full design and technical details are in place pre-start
- Identify and manage commercial risk
- Adhere to company policies on HR, H&S, and diversity
- Communicate effectively across departments
