Residential Management Group (RMG), a market leading Property Management Company, is looking for a Property Manager experienced within block/estate management. This is a great career opportunity to join a large, organically growing managing agent. You will be working alongside an experienced and supportive team of property management professionals, led by a highly experienced senior management team.
Where will you be located? Working site-based and from home, you will be conveniently located to visit your developments across Manchester, Greater Manchester, Lancashire, and Merseyside.
What are some of the tasks you will be doing?
- Managing an established residential portfolio of blocks and estates.
- Utilising your sound knowledge of the Building Safety Act and governance around property management.
- Managing Higher Risk Buildings and complex developments, overseeing cladding remediation.
- Carrying out and monitoring services required in line with the service level agreement with contractors and the terms of the lease.
- Constructing the appropriate budget for the Landlord to sign off and monitoring the collection of Service Charges.
- Leading on meetings with the RMC Directors, Residents' Association, and Developers in line with the service level agreement and statutory requirements.
- Ensuring compliance with Health & Safety and M & E requirements of Residential Management.
- Maintaining a fully documented audit trail for site visits and meetings.
- Identifying and carrying out maintenance promptly to reduce the risk of further damage.
- Reviewing lease requirements for major works and ensuring section 20 notices are served.
What are we looking for?
- Block/Estate Property Management experience in a previous Property Manager role.
- The ability to understand leases, service charge budgeting, and associated legislation.
- Sound knowledge of the Building Safety Act, with experience of managing Higher Risk Buildings and complex sites.
- The ability to build and maintain key relationships both internally and externally.
- Good attention to detail, comfortable with Excel and financial details.
- Great customer service skills and excellent organisational skills.
- Confident, with a customer-centric mindset.
- A full UK driving licence and car.
