Our client is a privately owned property investment and development company with a diverse portfolio of commercial, residential, and mixed-use assets across prime London locations. Known for their hands-on, design-led approach, they directly manage and deliver projects in-house — working closely with trusted subcontractors rather than engaging traditional main contractors. The team is close-knit, entrepreneurial, and committed to delivering high-quality spaces that enhance the value and performance of their portfolio.
An opportunity has arisen for an experienced Senior Project Manager to join this collaborative team. This is a hands-on role suited to someone who enjoys managing projects from inception to completion — equally comfortable overseeing site activities and taking ownership of procurement, contracts, and programme management at the desk. You will deliver a variety of projects including tenant refurbishments, CAT A and B fit-outs, shell and core refurbishments, and larger development schemes. You’ll work closely with the in-house Quantity Surveyor, Site Manager, and wider project team, ensuring each project is delivered on time, within budget, and to an exceptional standard.
Key Responsibilities
- Lead the delivery of multiple projects, managing all stages from feasibility, design, procurement, construction through to handover.
- Procure subcontractors and trade packages directly — tender, negotiate, appoint and manage sub-contracts in line with budgets and programme requirements.
- Oversee and coordinate the design process, working closely with consultants and stakeholders to ensure project objectives are met.
- Manage and monitor site activities alongside the Site Manager, ensuring quality standards, health & safety compliance, and timely delivery.
- Chair site meetings and progress reviews, maintaining clear communication with internal teams and external consultants.
- Maintain accurate project records including budgets, programmes, variations, and risk registers.
- Report regularly to senior management on project progress, costs, and any issues requiring resolution.
- Foster a collaborative working culture with colleagues, contractors, and professional teams.
Requirements
- Proven experience delivering projects across refurbishments, fit-outs, and development schemes, ideally with a background in both site and project management.
- Strong knowledge of directly procuring subcontractors and managing packages without reliance on a main contractor.
- Solid understanding of design coordination, procurement processes, construction sequencing, and commercial controls.
- Confident and adaptable — equally effective on site and managing project administration and reporting.
- Excellent communication, negotiation, and organisational skills.
- A proactive, hands-on attitude with the ability to take ownership and see projects through to successful delivery.
- Relevant qualifications in Construction Management, Project Management, or a related discipline are desirable.
Package
