Role Overview

We\’re looking for a proactive and knowledgeable Building Services Contracts Manager (Electrical) to join our Building Safety team. In this pivotal role, you’ll take ownership of the electrical servicing, maintenance, and testing contracts across our property portfolio, ensuring compliance with legislation and delivering the highest standards of safety for our customers.

You will play a key role in ensuring we provide good quality homes and places for our customers, supporting our corporate strategy and compliance commitments. Reporting to the Senior Building Services Manager, you’ll be instrumental in managing contractor performance and driving continuous improvement.

Key Responsibilities

  • Lead the effective management of electrical servicing and maintenance contracts, ensuring full compliance with statutory requirements and internal policies
  • Oversee electrical testing programmes, monitoring contractor performance and ensuring data accuracy for KPIs, finance, and asset records
  • Maintain financial oversight, ensuring cost-effective contract delivery and accurate forecasting
  • Analyse and improve service delivery processes through collaborative work with internal teams such as Asset Management, Housing, and Repairs
  • Investigate and manage customer complaints and ensure timely resolution of repairs and outstanding works
  • Ensure all contractors operate safely and comply with relevant health and safety legislation, promoting a “safety every time” culture
  • Develop and maintain strong working relationships with key stakeholders, including residents, consultants, and external contractors
  • Contribute to strategic planning initiatives to improve compliance and M&E (Mechanical & Electrical) services
  • Provide regular performance and compliance reports to senior management

More About You

You\’re someone with a strong technical background in electrical building services, who thrives in a collaborative environment and is committed to delivering high-quality, compliant services. You’ll be confident overseeing high-value contracts, driving performance, and working with both internal stakeholders and external contractors.

  • Level 4/5 qualification (preferably in an M&E-related or management discipline) or equivalent relevant experience
  • Significant experience (4+ years) in M&E contract management and working with various forms of contract
  • Proven track record managing high-value programmes (over ÂŁ2m), with effective budgetary planning and financial oversight, contributing to the departments financial planning process
  • Extensive experience operating at management level within an M&E or property maintenance context
  • Strong understanding of procurement processes and experience developing and managing M&E frameworks and direct award contracts
  • Knowledge of building safety legislation, compliance standards, and the wider regulatory landscape
  • Excellent communication and interpersonal skills – able to convey complex technical information clearly and persuasively in both written and verbal forms
  • Proficiency in Microsoft Office and experience using and confident learning multiple systems to manage performance, analyse data, monitor compliance and report outcomes
  • Ability to build and maintain effective working relationships across departments and with external stakeholders
  • An understanding of asset management principles, stock condition data, and the role of good data in long-term planning
  • A full UK driving licence and access to a car
  • IOSH Managing Safely qualification
  • P rofessional membership of a relevant body (e.g. CIOB, RICS, CIHCM)
  • A strong commitment to ongoing professional development, with evidence of CPD
  • Familiarity with high-profile, high-value contract management in a customer-facing housing or social care environment
  • Working knowledge of building regulations and their practical implications on M&E compliance and asset strategy
