First Military Recruitment is proudly working in partnership with a fantastic International property business who are looking to recruit a Property Block Manager on a permanent basis due to growth to cover London.
Duties and Responsibilities:
- Creating and maintaining strong client relationships with our leaseholders and freeholders.
- Ensuring that a firm trust is established from the outset so that communication is fluid, easy, and frequent.
- Regular property visits to ensure the buildings look as good as they can and being inventive in ways to make them unique and stand out.
- A basic grounding of building make-up will be helpful and the ability to manage contractors will be essential.
- Ensuring that Section 20 planned maintenance is adequately budgeted for and carried out in line with the lease or directorsβ wishes.
- Creating the ideal planned maintenance schedule and finish for the buildings.
- Attending and chairing AGMs for the buildings, taking accurate minutes.
- Keeping an eye on day-to-day expenditure and ensuring all service charge accounts are correct and schedules are correctly allocated.
- Ensuring that all buildings are up to date with the latest regulations including fire regulations, health and safety requirements, and Legionella.
Skills and Qualifications:
- Between 12 months to senior-level Block Management experience.
- Excellent communication and problem-solving skills.
- A team player who values community, both within the company and with clients.
- A proactive attitude with an eye for detail and a passion for service.
- Someone who embraces responsibility and owns the outcome.
Location: London
Salary: Β£36,000 + 10% Bonus
Working Hours: 09:00 β 18:00 Monday β Friday (8.30-17.30 Wednesday)
