We are seeking an experienced Freelance Project Manager to lead a complex £3 million cut-and-carve conversion project in Southampton city centre. The scheme involves the full internal strip-out and structural reconfiguration of an existing building to deliver 41 high-quality private student rooms. This is an immediate opportunity for a capable lead with proven site-based management experience and strong coordination skills on refurbishment and structural alteration projects.
Key Responsibilities
- Act as the lead site presence, managing all works from mobilisation to completion.
- Oversee full internal strip-out, structural alterations, M&E coordination, and high-spec fit-out.
- Coordinate site teams, subcontractors, and third-party consultants.
- Maintain site safety, quality control, and programme delivery.
- Report to a visiting Construction Director with weekly updates and progress reporting.
- Chair daily briefings and manage construction logistics in a busy city-centre environment.
Required Experience
- Proven track record as a Project Manager or Senior Site Manager on cut-and-carve, structural, or residential conversion projects.
- Comfortable leading teams independently and resolving on-site issues.
- Excellent understanding of structural works, phasing, and sequencing.
- Able to manage fast-paced delivery and multiple trades.
- SMSTS, CSCS (Black/White Card), and First Aid required.
