North West-based residential developer that’s making serious waves in the affordable and mixed-tenure housing space. Salary £54,000 (negotiable for the right candidate), career development and growth within the business! Site in Grange-over-Sands.

We’re looking for an experienced Site Manager someone who can lead with purpose, drive efficiency, and deliver high-quality results. This role will be working on a complex new build project on a cleared site, with a strong focus on affordable housing. Housing experience is essential, with commercial experience a big plus. You’ll work with a team of trusted subcontractors, so subcontractor management skills are absolutely key. Take ownership - keep everything moving, on time, and on budget!

The Role:

  • Overseeing daily operations on-site, ensuring work is completed safely, to spec, and on schedule
  • Managing subcontractors and suppliers across all trades to ensure efficient delivery and execution
  • Driving the build programme forward with a proactive, solutions-first mindset
  • Conducting site inspections and ensuring full compliance with H&S and build regulations
  • Keeping accurate site records — progress reports, labour, materials, and snagging
  • Acting as the key point of contact for subcontractors and internal teams
  • Reading and interpreting technical drawings and specifications confidently
  • Reporting directly to the Construction Manager, providing regular updates and flagging risks early
  • Taking ownership of a complex site comprising 9 houses and 9 apartments (all affordable housing)

The Ideal Candidate:

  • An experienced Site Manager with 5+ years of experience — ideally across both housing and small commercial/residential mixed builds
  • Strong background in affordable housing and partnership projects (e.g., Housing Associations)
  • Confident managing subcontract packages and delivering high-spec projects under pressure
  • Holds valid SMSTS, First Aid and CSCS card
  • Exceptional on-site leadership and communication skills
  • Comfortable working on complex builds, ideally with experience managing sites from demolition through to completion
  • Able to work independently and represent the business with professionalism and commercial awareness
  • Available to start within 4 weeks (or sooner!)
