If you’re a skilled and detail-oriented professional looking to take the next step in your career, we have an exciting opportunity for you! We’re hiring for a Conveyancer role with a range of responsibilities designed to ensure smooth property transactions.

Core Duties and Responsibilities:

  • Research and communicate with clients via various methods (in-person, email, etc.)
  • Use a computerised case management system for conveyancing tasks
  • Take instructions from clients
  • Prioritise client protection, including measures against fraud and money laundering
  • Send terms of engagement and fee estimates
  • Obtain or check Land Registry documents or title deeds
  • Draft/check sales and purchase contracts, agreeing terms with the other party's conveyancer
  • Collate and verify legal and financial documents
  • Handle all financial aspects of transactions
  • Exchange contracts and complete transactions
  • Handle leasehold property details such as landlord agreements and rent/service charge apportionments

Specific Tasks for Purchase Transactions:

  • Raise enquiries based on draft contract documentation for various property types (freeholds, leaseholds, etc.)
  • Complete and check Help to Buy/Lifetime ISA forms and bonuses when needed
  • Conduct and check pre-contract searches on property legality and issues
  • Check mortgage instructions, ensuring compliance with lender's requirements
  • Prepare transfer and mortgage deeds, receive mortgage funds, and manage stamp duties and registrations

Development and Compliance:

  • Continuously update legal knowledge in chosen areas of law via training, webinars, and self-study
  • Report any concerns and queries to the Head of Department
  • Ensure compliance with SRA Code of Conduct and SRA Accounts Rules
