This role offers a fantastic opportunity to join a newly formed team focused on shaping the future of asset management across a large and complex estate.
As the key lead for the Forward Maintenance Register (FMR), you will be responsible for developing, maintaining, and leveraging this vital tool across the client\’s asset portfolio.
You\’ll be working closely with a high-performing and supportive team, with a real opportunity to deepen your asset management knowledge and grow your expertise within a high-profile environment.
Job Description
Your core focus will be on enabling long-term, data-driven decisions.
By forecasting future maintenance needs, you will help shape capital investment planning and ensure requirements are identified early, accurately costed, and prioritised effectively.
The insight you generate will be essential to driving smarter, data-informed decisions across the estate and improving the long-term performance of critical assets.
Key Responsibilities

  • Lead and maintain the Forward Maintenance Register using asset data, surveys, and compliance records
  • Develop 5-year lifecycle management plans aligned with estate strategies and asset condition priorities
  • Analyse CAFM system data and condition reports to identify building fabric and related work requirements
  • Prepare cost estimates and forecasts for maintenance, refurbishment, and asset replacement
  • Work closely with surveyors, compliance managers, and FM teams to ensure accurate data and consistency
  • Use data analytics and KPIs to support capital investment planning and strategic decision-making
  • Maintain robust reporting to support budget setting, business cases, and long-term estate planning

Professional and Personal Competencies/Qualifications

  • Proven experience in asset lifecycle planning or FMR management across large, complex estates
  • Strong knowledge of building fabric, M&E systems, and maintenance forecasting
  • Familiar with IAM, ISO 55000, RICS NRM, BIM, Uniclass and COBie frameworks
  • Skilled in working with CAFM, IWMS, and managing large technical datasets
  • Effective at communicating technical and financial data to non-specialist stakeholders
  • Strong understanding of facilities management, statutory compliance, and sustainability
  • Able to apply structured lifecycle planning approaches to support long-term estate strategies
