Job Description

Criterion Capital is a multi-billion-pound, family-owned entrepreneurial private property company. Renowned for its innovative approach to real estate, Criterion Capital owns and manages a diverse portfolio of commercial properties. As part of our growth and expansion, we are seeking a dynamic and experienced Senior Asset Manager to implement and drive the strategic, operational, and financial performance of our assets.

This role plays a vital part in maximising asset value, ensuring operational excellence, managing risks, and leading the delivery of key investment and development projects.

Key Responsibilities

Strategic Leadership and Portfolio Management

  • Develop and implement a forward-thinking asset management strategy that aligns with the company’s long-term growth objectives.
  • Oversee the management of Criterion Capital’s diverse property portfolio, ensuring optimal performance and maximum value creation.
  • Identify growth opportunities through acquisitions, redevelopment, or repositioning of assets.
  • Conduct regular portfolio reviews to analyse performance, market trends, and opportunities for value enhancement.

Process and Risk Management

  • Manage robust processes covering concessions and ensure efficient operational delivery.
  • Proactively identify operational or financial risks and implement effective mitigation strategies.
  • Maintain and review business plans for each asset ensuring prioritisation of works across the portfolio.
  • Manage capital investment projects, ensuring they are completed on time, within budget, and to specification.
  • Lead energy conservation efforts and develop and implementing environmental strategies to reduce consumption and manage costs effectively.
  • Audit and assess the performance of technical teams to ensure compliance with company standards and industry benchmarks.

Maximising Income and Financial Oversight

  • Drive strategies to maximise rental income by optimising occupancy rates and lease structures.
  • Develop financial plans, manage and challenge external valuers.
  • Assist the development team to carry out valuations and assist with viability assessments and feasibility appraisals.

Team Leadership and Collaboration

  • Support the Head of Asset Management to manage the Asset Management Team, ensuring team objectives align with company goals.
  • Assist in fostering a culture of innovation and continuous improvement.
  • Collaborate with internal departments, including property management, finance, and development teams, to drive cross-functional success.

Operational Excellence and Property Optimisation

  • Implement and embed new processes and systems to improve operational delivery, quality of service, and customer satisfaction.
  • Lead refurbishment and build projects to enhance the value and appeal of assets, ensuring alignment with corporate strategy.
  • Support the development of company-wide quality management systems and associated processes.

Stakeholder Engagement and Brand Enhancement

  • Build strong relationships with tenants, investors, regulatory bodies, and community stakeholders to promote long-term success.
  • Act with initiative in property dealings with clients, ensuring professionalism and credibility.
  • Continuously improve the company’s image and reputation with all stakeholders through strong asset management practices.

Health, Safety, and Environmental Management

  • Ensure compliance with health and safety regulations across the portfolio, maintaining a safe environment for all stakeholders.
  • Develop and implement robust environmental management strategies to enhance sustainability and reduce operational impacts.
  • Take responsibility for safeguarding the health and wellbeing of tenants, staff, and other stakeholders.

Qualifications and Experience

Education:

  • Degree in Real Estate, Business, Finance, or a related field. A master’s degree or relevant professional certification (e.g., MRICS) is desirable.
  • Experience:
  • Extensive experience in commercial asset management, including driving financial and operational success.
  • Track record of managing teams and complex projects.
  • Strong knowledge of procurement, property operations, and health and safety regulations.

Skills:

  • Strategic thinker with a results-oriented approach to maximising asset income and value.
  • Excellent communication and negotiation skills, with the ability to engage with a wide range of stakeholders.
  • Strong project management skills, with the ability to deliver on multiple priorities simultaneously.
  • Proficiency in financial analysis, valuation and modelling, property management software, and operational reporting tools.
