General Summary
Under the supervision of the Regional Manager, the Community Manager oversees all leasing activities at an apartment community.
Essential Job Duties and Responsibilities
- Maximize rental revenue by maintaining high occupancy and minimizing vacancy loss, bad debt, and concessions.
- Lead and supervise leasing/marketing and maintenance teams.
- Manage apartment turnover processes, including inspections, applications, and unit readiness, to reduce downtime and vacancy loss.
- Understand site leasing trends, traffic patterns, and product availability.
- Maintain high standards of cleanliness and maintenance in sales and leasing models; communicate issues promptly.
- Enhance Net Operating Income (NOI) through revenue maximization and expense control while maintaining property condition.
- Adjust rents and fees based on market trends.
- Review and analyze monthly financial statements.
- Supervise accounts payable, including posting, coding, and approval of invoices.
- Manage tenant leases, maintain good tenant relations, and enforce lease terms.
- Address tenant needs and resolve issues.
- Ensure proper screening procedures.
- Prepare annual budgets and review financial reports for property portfolios, providing updates to owners.
- Conduct periodic property inspections, maintain property appearance and performance, and resolve emergency maintenance issues.
- Supervise third-party vendors, evaluate service contracts, and manage bidding processes.
- Perform additional tasks as assigned.
