An opportunity has arisen for a Building Surveyor to operate within a super-prime residential setting. This extensive and varied role will be to head up and assume all property and building related matters, which will also extend to project management, estate management, and being a key part of the leadership team to work on the long term vision of the estate and to deliver a 25 year asset plan and budget. The building is iconic, and its residents enjoy luxury services and facilities, all provided for them within the service charge. Naturally, the building will go through changes and updates through the years, as well as the residents making changes and improvements to their own properties within the building. You will oversee and manage all of this, and all it entails.
Responsibilities include:
- Defect diagnosis & reporting
- Design (basic AutoCAD competency) & contract admin of maintenance & improvement works
- Preparation of schedules of works, JCT contract terms and tender documentation
- Project Management of major projects
- Utilising and managing external consultants and advisors
- Health & Safety lead, Building Safety Act Lead
- CDM Lead
- Designer for projects
- Management of resident works including overseeing Licence to Alter applications
- Overseeing insurance reinstatement works
- Overseeing residents refurbishment projects (dealing with their contractors and consultants) working to 1, 5 and 25 year asset plans
- Report writing and presenting findings to the board
In addition to the above, there are many other property and building related matters that arise, from Rights of Light negotiations, service charge setting, budgets and forecasts, dealing with green spaces, communicating and corresponding directly with residents, and a multitude of other duties one may expect from a large luxury residential building located in central London.
Experience Required:
An adaptable Building Surveyor with an ability to carry out the duties outlined, with the gravitas to deal with the board and the residents, that can operate to the highest standards of quality to deliver exceptional results. The role pays an excellent salary including a generous bonus, + benefits package.
