Location: Leamington Spa

Salary: £27,500 (£16.50/hr)

Hours: 32 hours per week, Mon-Thurs 08:00-15:00 (30 mins unpaid lunch), Fri 08:00-14:00

Holidays: 20 days + 8 Bank Holidays

Tools: Laptop & phone provided (own tools required)

Parking: On-site parking available

About the Role

We are hiring a Fabric Technician to take over the maintenance of a single, well-managed commercial site in Leamington Spa. This is a hands-on role involving a mix of planned preventative maintenance (PPM) and reactive repair work, along with small installation tasks like fitting sockets and switches. You will be the sole technician on site, so this role suits someone confident working independently and taking responsibility for keeping the site running smoothly. You’ll also liaise with visiting contractors and support on-site cleaning staff when required. This is a stable, long-term role with a structured handover period as the current engineer prepares for retirement.

What You’ll Be Doing

  • Carrying out general fabric maintenance and repairs
  • Completing PPM and responding to reactive maintenance issues (50/50 split)
  • Performing minor installation work (e.g., electrical sockets, switches)
  • Escorting and coordinating with contractors on site
  • Supporting basic facility needs, including helping on-site cleaners when needed
  • Maintaining safety, compliance, and documentation standards

What We’re Looking For

  • City & Guilds or NVQ Level 2 in a relevant trade
  • Electrical background is highly desirable
  • Ideally 5+ years’ experience in building maintenance or facilities
  • IPAF certification is a plus (training provided if expired or not held)
  • Able to work independently and manage your own schedule
  • Comfortable in a customer-facing role

  • Overtime Rates: Mon-Fri 1.3, Sat 1.5, Sun 2.0
  • Pension: Standard People’s Pension scheme.
