ROLE OVERVIEW AND PURPOSE

This role is a Semi-Skilled role to provide fabric and low level building services assistance & support to the site engineering team. Primarily for the daily reactive help desk, monitoring incoming works and seeing through to completion and close-off. Duties will include escorting sub-contractors; minor PPM works and assisting with routine daily tasks/minor maintenance activities. This can also include tasks such as painting and decorating and small works ground maintenance.

KEY RESPONSIBILITIES

• Ensure that routine fabric maintenance is carried across the customers facility to meet and exceed expectations and agreed service level agreements.
• Ensure that all reactive tasks logged are carried out to meet and exceed expectations and agreed service level agreements.
• The Fabric Technician will be required to assist with office moves and changes that the client requires.
• Undertake painting, decorating, and a full range of DIY tasks to ensure the meeting of service levels and to maintain an attractive decorative environment.
• Assist with general grounds maintenance activities as directed by ABM Line management.
• Ensure the loading and unloading of stock, and appropriate and safe storage of relevant equipment, spares and deliveries.
• Ensure effective lamping replacement is undertaken and cleaning of lighting diffusers (where required) in line with ABM electrical safety rules and LOTO process.
• Ensure that all relevant paperwork is completed regarding PPM, reactive and breakdown works and that it is passed without delay to the contract administrator.
• Assist the site engineers with day to day L8 activities surrounding Water Hygiene tasks, with the Water Management System logbook being kept fully up to date at ALL TIMES.
• Ensure the provision of a safe & healthy working environment is met, including the wearing of uniform and appropriate PPE always.
• To ensure compliance with all company and client policies and procedures, as well as client site policies, procedures and working arrangements, as required.
• Ensure the joint ABM & client storage area is maintained and kept safe and tidy.
• Ensure any works are fully in line with H&S requirements for the whole premises.
• Absolutely no disruption to client premises, unless agreed in advance of any potential works affecting this.
• Working areas to be kept clean and tidy AT ALL TIMES.
• To participate in any out of hours activities (within reason).
• To participate in routine daily plant checks and various tasks as directed by ABM management.
• To participate in the upkeep of the customers site CAFM system (MAXIMO).
• Annual holidays to be agreed in advance.

REQUIRED SKILLS AND EXPERIENCE

• Formal fabric Training (where possible) This will also be dependent on demonstrable experience.
• Formal Building Maintenance training. (where possible).
• Formal health and safety training.
• Experience (Essential) Sound understanding and experience of meeting health and safety obligations regarding maintenance activities.
• Aptitudes to include good verbal communication skills and good written English skills.
• Character Committed to the delivery of excellent customer service.
• To have a calm manner and able to work under pressure. Able to make sound decisions when needed.
• Physically fit and able to carry tools and components by hand up to 20kg.
• IT literate within reason.
• Show respect and be polite at all time to persons you come into contact with on a day-to-day basis.

CUSTOMER/SITE SPECIFIC REQUIREMENTS: (SECURITY CHECKS)

This is a high security facility due to the nature of our customers business, so the following will be required:

• You will need to demonstrate the last 5 years work history.
• A DBS check will be applied for.
• An Airside pass will be applied for, so personal details will be checked to facilitate this.
• A Gulfstream pass will be applied for on successful completion of the above.
• Absolutely no photographs to be taken anywhere on the facility and/or used anywhere outside the facility for social media or private purposes.
