Job Summary Reporting to the Advisory Director, the Real Estate Debt Valuation Analyst role offers an exciting opportunity to leverage your expertise and expand your knowledge in debt valuation, while gaining exposure to our other areas of business, including valuation management, strategy and business development. We’re seeking someone with a technical background and understanding of valuation concepts in order to execute analysis, perform technical valuation and provide high-class deliverables to clients focused on debt valuation. With excellent opportunity for growth and progression, you will have the opportunity to become ARGUS certified; building awareness of due diligence for client’s acquisitions. Additionally, you’ll collaborate with prominent clients across the real estate and financial services industries, including leading banks, institutional commercial investors and debt funds in EMEA and US. Key Responsibilities Appraisal Management: Handle the administrative tasks that drive the Altus/client process and ultimately the relationships; asset management call scheduling, lender package reviews, asset summary reviews. Communicating and meeting with clients to successfully perform appraisal management and review work. Apply judgement and gain knowledge on data gathering and learn to determine reasonable valuation assumptions for each deal. This analysis is one of the key components in the subject’s valuation analysis. Debt Valuation: Analysing and reviewing ARGUS and MS-Excel valuations models for accuracy and reasonableness relative to collateral for loan valuations. Prepare discounted cash flow models primarily using excel and to become familiar with ARGUS Enterprise for underlying collateral valuations. Consultants use factual data provided by clients (rent rolls, operating statements, tenant sales, and various other financial information) on the subject property to learn the risk associated with underlying collateral commercial real estate which impacts overall debt valuation. Review various loan documents including investment committee memos, loan agreements, promissory notes, etc. as well as review external third-party collateral appraisal reports. Incorporate subject property specific adjustments based on underlying collateral performance and business plan execution. Capital Markets Analysis: Utilise different research resources, including Bloomberg, to understand the latest changes in the capital markets and how they impact the latest loan originations. Discuss with debt team to gain comprehension of central bank commentary and decisions, benchmark index rate movements, and loan spreadexpansion/compressiondrivers. Cross Collaboration: work with core Debt Team (based in the U.S.) and region specific teams (Strategy and Business Development) to learn the business and expand the Altus brand name. Key Qualifications BSc in in Real Estate, Finance, or related field. Minimumindustry experience (1-3 years) within CRE debt valuation. A strong technical background and understanding of valuation concepts. Proficient with Microsoft Excel (v-lookups, Index/Match, pivot tables). Strong financial modelling skills in order to model and analyse complex loans/assets in MS-Excel. Ability to multi-task and prioritise projects and portfolios; strong time-management. Strong written and oral communication skills, ability to proactively communicate (i.e. when behind on deliverables or seeking assistance). ARGUS experience is an asset, but not required.
