Royal Arsenal is a prestigious, large-scale residential development in Woolwich, comprising of 3,600 high-end apartments set across 88 acres of historic riverside land. With immediate access to Woolwich Arsenal DLR, National Rail, and the Elizabeth Line, the site offers outstanding connectivity.
Key Responsibilities and Requirements:
As a Major Works Manager at Rendall & Rittner, you will:
- Manage the delivery of major works projects from pre-planning to completion, ensuring compliance, quality, budget management, and timely delivery.
- Engage with Property Managers to review budgets and prioritise upcoming redecoration works.
- Prepare a detailed Scope of Works (SoW) for each building/block based on condition, design standards, and client requirements.
- Advise on cost-effective, premium-quality materials and finishes in keeping with the O&M and the Royal Arsenal aesthetic.
- Lead the tender process, including contractor selection, tender analysis, and contract award.
- Obtain and instruct surveyors, ensuring they deliver on their contracted responsibilities and provide accurate, timely input to support project delivery.
- Coordinate pre-start meetings and ensure all stakeholders are clear on roles, expectations, and timelines.
- Manage the relationship with appointed contractors to maintain high-quality delivery and site conduct.
- Conduct regular inspections to monitor progress and ensure the works are being carried out in accordance with the SoW and Royal Arsenal design/specification standards.
- Ensure all works meet legal, health & safety, and environmental standards and maintain full documentation of inspections.
- Identify and resolve any deviations from the scope or poor workmanship promptly and professionally.
- Assist with snagging at project completion and ensure rectification of issues.
- Act as a bridge between contractors, the client, and stakeholders.
- Provide clear, timely updates to senior managers and clients, including progress reports, budget tracking, and photographic evidence of site conditions.
- Attend and lead regular progress meetings, escalating any issues or variations as needed.
- Build strong working relationships with internal teams, residents, and the wider development management team.
