General Maintenance Operative

EQUANS are looking for a General Maintenance Operative working on behalf of our HMCTS contract at Woolwich Crown Court. This role would be a permanent full-time role working 40 hours per week. On offer is a competitive salary and benefits package.

General Overview: Equans provide technical and soft services to our client HMCTS across a large portfolio of buildings across the UK. As part of the service, we provide low voltage electrical maintenance and installation services, and because of business growth, we are recruiting for additional roles to provide these services for our customer.

Qualifications: Desirable to have an NVQ (or similar) in one of the below:

• Plumbing
• Carpentry
• Decorating services

The primary purpose of the role is to carry out both planned and reactive maintenance on a wide variety of Fabric and limited Engineering Assets, ensuring all activities are completed in a safe and timely manner and in accordance with the contracted output specifications and EQUANS processes and procedures. This includes Legionella control and monitoring activities. Activities will include but not limited to:

• Inspect/repair floor, walls, ceilings and roofs
• Inspect/repair free standing and fitted furniture
• Inspect/clear drainage and gully systems
• Inspect/replace lamps/tubes
• Inspect/repair doors (Inc. Fire Doors), windows and associated furniture
• Legionella duties - tap temps and flushing
• Painting, re-decorating and hanging of pictures/signed/notices
• Plantroom inspections and AHU filter changes
• Reactive repairs and initial attendance for toilets, leaks and blockages
• Assist engineering staff in a wide range of duties as required
• Carry out reactive/Ad-Hoc activities - being the first response on site, and where appropriate taking immediate action to make safe
• Escorting contractors
• External litter picking
• Flat roof cleaning, including gullies and drains
• Basic general grounds maintenance tasks

Ensure that reactive tasks throughout the sites are completed and be proactive in highlighting areas where improvements can be made. Ensure that suitable consumables are available to carry out both maintenance and reactive works. To provide parts lists and estimated timescales to carry out remedial works. Ensure that all relevant paperwork/CAFM is completed regarding planned and reactive activities and that it is passed without delay to the contract administrator. Ensure that Method Statements and Risk Assessments are prepared and used for all tasks undertaken to ensure safe working practices. To develop a good working relationship with all members of Equans staff, subcontractors and the client representatives. Ensure the provision of a Safe and Healthy working environment. To always include the wearing of uniform and PPE. Ensure the professional image of Equans is presented to clients at all times. Ensure that all plant rooms under the responsibility of Equans are kept in a clean and tidy condition. Supervising and monitoring of sub-contractors works whilst they are on site carrying out associated Fabric tasks. To arrange and provide holiday and sickness cover at short notice and be flexible in their working patterns. To undertake lone working when and where required, subject to passing satisfactory training. Ensure assigned tasks are actioned and completed as appropriate. Ensure an awareness and compliance to the contractual KPI's/SLA's. Ensure CAFM system, e.g. Maximo, is kept up to date and that PPM and reactive tickets are closed out with accurate data captured. To carry out any other task as directed by the account management team. The position will require you to provide support in emergency situations to ensure business and operational continuity.
