LIVINGWAY is seeking a proactive and dedicated Property Manager to oversee the daily operations of our property portfolio. The successful candidate will be responsible for managing tenant and landlord enquiries, coordinating viewings, tenancy renewals, and ensuring smooth day-to-day operations of our properties. This role demands excellent communication, organizational, and problem-solving skills to deliver top-tier service to both tenants and landlords.
Key Responsibilities:- Enquiries & Viewings: Managing incoming property enquiries via phone, email, and online platforms to assess applicant suitability against property criteria. Overseeing diary management to organise and conduct property viewings for prospective tenants. Following up on viewings to gather feedback, address any concerns, and actively encourage prospective tenants to proceed with a lease.
- Tenancy Management: Process tenancy applications and liaise with both tenants and landlords. Oversee the move-in process, ensuring all necessary checks and documentation are completed accurately and within required deadlines. Manage tenant relations, responding promptly to queries and resolving any issues. Conduct periodic property inspections and ensure compliance with tenancy agreements.
- Renewals & Planning: Track tenancy expirations and proactively manage renewal negotiations. Prepare and issue renewal notices and agreements to tenants. Work with landlords to review and adjust rental rates as necessary.
- General Property Management: Ensure properties are well-maintained by coordinating repairs and maintenance. Liaise with contractors and service providers to arrange necessary work. Manage rental payments, and arrears, and communicate with tenants regarding any outstanding amounts. Ensure compliance with all legal and regulatory requirements, including health and safety standards.
- Administration & Reporting: Maintain accurate records of all tenancies, maintenance works, and communications. Prepare reports for management on occupancy rates, rental income, and maintenance expenses. Stay updated on market trends and legal requirements to provide informed advice.
- Previous experience in property management or real estate.
- Strong customer service and negotiation skills.

- Knowledge of tenancy laws and property regulations is desirable.
