Pub Landlord looking to lease our newly refurbished Lake District pub. The Black Cock Inn is in the centre of the village of Broughton-in-Furness, which is accessible via the A595 by car. The closest train station is Foxfield (1.5 miles). Broughton-in-Furness is a charming old market town in the Lake District National Park. It's an area of outstanding natural beauty, a haven for walkers, climbers, and cyclists in a less trodden part of the Lakes. The thriving town centre has shops, a bakery and café, and there's plenty to do locally: kayaking and paddleboarding on Coniston Water, ghyll scrambling in the rocks and waterfalls of Church Beck, mountain biking in Grizedale forest, or relaxing on a lake cruise. Kids love the Beatrix Potter Museum, and walkers and hikers will be spoilt for choice.

The Black Cock Inn is a 17th-century village pub that is being carefully renovated to preserve its historical look while improving and modernising the building from top to bottom. The pub is Grade II listed and full of attractive period features – stone walls, oak beams, low ceilings, slate floors, and three open fires. There are two bars, a pool table, cosy snugs, and five letting rooms upstairs. It has a brand-new, fully equipped domestic-style kitchen, and the electrics, plumbing, and heating are newly fitted throughout.

  • LETTERS ROOMS - The pub’s 5 ensuite letting rooms include 3 double rooms and 2 larger family rooms. These are brand new and fully furnished, located above the pub with lovely views of Broughton village.
  • OUTSIDE SPACE - To the rear is a beer garden with a smoking area. There's space on the front for additional outdoor seating.
  • MANAGERS' ACCOMMODATION - The 3-bedroom manager's flat is being renovated to the same high standard as the pub. It has a brand-new bathroom, kitchen, and dining/living room area with private outdoor access.

Trading style: The Black Cock Inn is primarily wet trade and B&B with a simple food offering. It is a local community pub with a reputation for well-kept real ales.
