Job Purpose: As Director, you are responsible for the strategic leadership, operational management, and overall performance of the property division. This includes overseeing property portfolios, leading compliance initiatives, optimizing client satisfaction, and ensuring profitability and growth in line with the company’s objectives.
Key Responsibilities:
- Strategic Leadership
- Develop and implement the division's long-term strategy aligned with organizational goals.
- Lead initiatives to improve operational efficiency, service delivery, and client retention.
- Identify new business opportunities and support growth in portfolio size and service offerings.
- Operational Management
- Oversee the management of residential blocks, estates, and communal areas, ensuring service excellence.
- Ensure compliance with leasehold legislation, health and safety standards, and industry regulations (e.g., RICS, TPI).
- Manage and enhance internal systems and processes to streamline operations.
- Team Leadership & Development
- Lead, mentor, and develop the block management team including property managers, support staff, and contractors.
- Set performance standards and conduct regular appraisals and training.
- Foster a culture of accountability, professional development, and continuous improvement.
- Client & Stakeholder Management
- Maintain high levels of client satisfaction through proactive communication and problem-solving.
- Act as a senior point of contact for complex or escalated issues with residents, leaseholders, and freeholders.
- Collaborate with legal, finance, and maintenance teams to ensure service delivery meets expectations.
- Financial Management
- Oversee service charge budgets, financial reporting, and recovery processes.
- Monitor division financial performance and ensure profitability.
- Approve major expenditures and supplier contracts in accordance with budgetary controls.
Required Qualifications & Experience:
- Minimum 8-10 years of experience in residential block management, with at least 3 in a senior leadership role.
- Proven track record in managing large, mixed-use or high-volume portfolios.
- Strong knowledge of landlord and tenant legislation, leasehold management, and health and safety compliance.
- Relevant professional qualifications (e.g., TPI, RICS, IOSH, NEBOSH) highly desirable.
- Experience in budgeting, service charge accounting, and financial oversight.
