A unique opportunity has emerged for a proactive Building Manager to join our team at Criterion Hospitality. In this role, you will oversee the efficient and compliant delivery of facilities management services, coordinating both in-house staff and external suppliers across hard and soft services. The role will be based South of the river in London. You will need your own car and driving license.
Key Responsibilities:
- Managing inbox, corresponding to emails, and answering the telephone.
- Be responsible and over exceed on your key KPIs.
- Show contractors around sites when requested to do so by maintenance / facilities manager.
- Building Resident engagement with all tenants and local community, with safer neighbourhood teams and council.
- Build a working relationship with all suppliers of residents and ensure any anti-social behaviour is followed up and dealt with.
- Ensuring all Fire Life Safety are up to date within your buildings.
- Completing weekly and monthly activity reports.
- Chasing all residents for prompt settlement of rents, parking and all other debts.
- Build and manage Shield with all compliance documents and ensure mandatory inspections occur.
- Manage fly tipping ensure residents are fined where needed and bulky collections.
- Complete daily building inspections to ensure the building is up to standard & produce and upload the written report onto Yardi.
- Raise communal maintenance requests onto Yardi for maintenance admin to action.
- Update the Maintenance tracker and ensure full coordination with the Facilities Manager.
- Be hands on and manage / support cleaners where needed.
- Ensure waste is ready and out the evening before collection days.
- Obtain check-in dates from the lettings team & liaise with maintenance to arrange cleaning in preparation for the tenant's move-in date.
- Inspect the property once cleaning is complete to ensure the flat is ready for move-in.
- Arrange key access by letting agents internal and external for viewings in preparation for the reception team to manage the process.
- Complete monthly payroll.
- Prepare weekly reception rota – ensure accurate cover is provided.
- Ensure completion of emergency light checks & monthly flick tests.
- Ensure complete weekly fire alarm testing at all sites and 6 monthly evacuation drill.
- Ensure all actions completed in a timely manner from annual risk assessment.
- Arrange quarterly resident engagement meetings minute and produce newsletters.
- Ensure you and all team are always wearing IDs and Lanyards when on sites.
- Managing costs in line with budgets.
- Complete ITTR documents for all team.
- Ensure all CPL training is completed for new starters within the first week.
- Hold 4, 8, 12 and 6 monthly team performance reviews.
- Look for and suggest additional revenue streams and opportunities.
Qualifications + Experience + Knowledge:
- IOSH minimum.
- NEBOSH preferable.
- Experience- Block management experience with some letting’s knowledge. Willing to learn.
