The Opportunity
Kingsley Recruitment is retained by one of the largest independently owned auction houses to source a full-time (Mon-Fri) Land & Property Auctions Manager, based out of the Northwest. The purpose of the role is to identify, acquire, and manage the Land & Property auction assets which involves overseeing property transactions, ensuring compliance with legal and regulatory requirements, and maintaining strong relationships with stakeholders, including buyers and sellers at auctions.
Key Responsibilities include:
- Valuer - valuation of the property based on type, condition, and location.
- Marketing β appropriately market the property online to get the best coverage.
- Business Development β build and maintain relationships with landowners, developers, local authorities, and other stakeholders.
- CRM β communicate to enquiries/database with support of marketing, deal with enquiries and record contact details to allow interested parties to be advised of changes in relation to the property, viewing dates/times/auction dates/legal packs and bidding.
- Instructions β anti-money laundering the vendor/property prior to marketing.
- Legal Pack β liaise with vendorβs solicitor. Understand the structure/order/store β be able to combine/compress and ensure distribution to interested parties always with a Property Registration Form.
- Understanding of contract law.
- Assist with selling and completion of land & property transactions.
- Exchange β on receipt of the deposit β prepare the Notification of Purchase.
- Statements β prepare the balance of the deposit to be sent to the vendorβs solicitors.
- Fees β invoice the vendor with an entry fee and/or commission invoice.
- Key release invoice tracking with the accounts department.
- Represent the company at industry events and meetings.
Qualifications and Skills - Essential Criteria:
- MRICS qualified.
- Proven experience in land & property acquisition/disposals process.
- Strong negotiation and communication skills.
- Knowledge of property law and regulations in GB.
- Proficiency in financial management and budgeting.
- The ability to provide accurate valuation of properties (RICS Certification).
- Some knowledge of building and construction.
- Integrity, empathy, confidence, presentation and communication skills.
- Honesty, punctuality and high levels of professionalism.
- Experience with CRM and property portals on digital platforms.

- Excellent analytical and communication skills.
- Sound judgement and ability.
- Good maths and analytical thinking skills.
- Experienced in Outlook, Excel, Word and Acrobat.
