Purpose of Job
To ensure all environmental conditions are maintained at all times concerning critical building systems. To perform PPM tasks and reactive/breakdown works on all M&E systems within the site. Engineers must demonstrate relevant knowledge of Air conditioning, UPS, Generators, LV systems, including fault-finding using graphical information and current alarm data.
Key Responsibilities
- Carry out routine PPM on all mechanical & electrical plant according to site schedules and asset lists.
- Complete reactive tasks promptly and proactively identify areas for improvement, including stores and fabric-related issues.
- Manage sub-contractors to meet contractual requirements, including approvals and safe operations during repairs or services.
- Operate the Permit to Work System following BGIS Quality, Health & Safety procedures and client requirements.
- Quickly address plant faults and defects to keep equipment operational.
- Maintain adequate spares for maintenance and reactive works; provide parts lists and time estimates.
- Complete all paperwork for reactive and breakdown works promptly to the contract administrator.
- Prepare and use Method Statements and Risk Assessments for all tasks to ensure safety.
- Develop good working relationships with BGIS staff, subcontractors, and client representatives.
- Maintain a safe and healthy work environment, including wearing PPE and uniforms.
- Present a professional image of BGIS to clients.
- Keep plant rooms secure, clean, and tidy.
- Supervise and monitor subcontractor work on-site.
- Complete assigned tasks appropriately and on time.
- Follow H&S protocols for all tasks.
- Adhere to contractual KPIs/SLAβs.
- Keep the Computer-Based Maintenance system (e.g., Maximo) updated, ensuring accurate closure of PPM and reactive tickets.
- Perform any other tasks as directed by site management.
- Ensure the engineering team produces near-miss reports, risk assessments, and site activity records, escalating non-compliance.
- Proactively check the operation of the LOTO system following safety procedures.
- Monitor building environmental conditions via the BMS system to maintain acceptable internal conditions.
