Mainline Living Property Management is currently seeking a highly skilled and motivated Residential Maintenance Technician to join our team in West Kelowna! As a key member of our team, you will report directly to the Senior Community Director.
This position is responsible for ensuring the proper functioning and appearance of our properties in a clean and safe condition by overseeing regular inspections and coordinating with and monitoring contractors for preventative maintenance projects on items throughout the interior and exterior of our buildings, as well as maintaining compliance with contract specifications.
This position is full-time, Monday to Friday from 8:30 am – 5:00 pm (subject to change based on business needs) with a salary range of $50,000 – $58,000 annually.
Key Responsibilities
- Conduct regular inspections of properties to identify maintenance needs and areas requiring improvement.
- Ensure compliance with building codes and safety regulations to ensure the safety of residents and staff. This includes maintaining inspection logs for fire and other building systems as required by law.
- Develop and maintain strong relationships with contractors to ensure high-quality work, timely completion, and adherence to contract specifications.
- Monitor contractor performance for adherence to contract specifications and provide feedback to the head office.
- Address resident issues within your scope professionally; other issues should be forwarded to the Community Director for timely resolution.
- Procure necessary materials, equipment, and supplies for maintenance tasks and manage inventory to ensure availability when needed.
- Respond to emergencies (e.g., fire, power failure, flood).
- Maintain accurate records of all maintenance work, including work orders, inspections, and contractor evaluations.
- Coordinate maintenance activities with property managers and other personnel, ensuring effective communication with all stakeholders.
Qualifications and Experience
- 3+ years of experience in maintenance or a related field, with experience in contractor and contract management.
- Strong communication and interpersonal skills to effectively liaise with contractors, residents, and staff.
- Excellent problem-solving skills to efficiently resolve complex issues.
- Ability to work independently and as part of a team, with adaptability to changing priorities.
- Strong attention to detail, with the ability to maintain accurate records and manage inventory effectively.
- Knowledge of building codes and safety regulations.
- Experience with inventory management and supply chain logistics.
- Familiarity with property management software is a plus.
- Physical ability to climb ladders and lift over 100 lbs.
- Own and properly register and insure a vehicle.
- Valid driver\’s license required.
Education
- High School Diploma or equivalent.
- Assets include construction safety courses (SiteReady, First Aid, Fall Arrest, etc.), technical degrees, or certifications.
