Pinnacle Group is seeking an experienced Property Manager to deliver comprehensive housing and building management services for a portfolio of new build properties in Bletchley and a neighbouring development of affordable rent units. The role involves managing various tenures, including discount market rent, affordable rent, and private leasehold units, and overseeing the service charge accounts. It is a customer-facing position responsible for providing excellent service to residents. You will join our Affordable Housing team based in Milton Keynes. The team manages a diverse portfolio of affordable homes nationwide, including Affordable and Social Rent, Shared Ownership, and Supported housing. The position is primarily site-based at Middleton Gardens, Bletchley, with some travel to Eaton Leys, Milton Keynes. Working hours are 9 am to 5:30 pm, Monday to Friday.

Key responsibilities:
- Manage the overall site and serve as the main contact for residents within the BTR and Private leasehold sectors.
- Oversee the resident tenancy journey for DMR and BTR units.
- Manage the site service charge budget and produce annual reports for end-of-year service charge accounts.
- Perform building management duties, including repairs, defect monitoring, and estate services such as tendering for contractors for cleaning, gardening, and PPM tasks.
- Conduct inspections of buildings and grounds, monitor and supervise contractors weekly, and provide reports.
- Handle property management duties, including move-in/move-out procedures, deposit negotiations, and tenancy administration.
Key requirements:
- Operational experience managing contracts within Build to Rent/Residential Lettings and Block Leasehold Management.
- Flexibility to work varied hours on-site to accommodate residents.
- Strong communication and problem-solving skills.
- Highly organized.
