Maintenance Technician III

We seek skilled and specialized maintenance personnel to perform high-quality work in areas including physical plant, machinery, equipment, and preventive and corrective maintenance. Responsibilities include work in heating and cooling (HVAC), refrigeration, electrical, plumbing, carpentry, mechanical, painting, telephone systems, security, custodial, and other environmental services.

Key duties involve:

1. Completing maintenance in apartments, common areas, offices, and service areas.
2. Installing, repairing, and replacing electrical devices, plumbing fixtures, door and window hardware, locks, shelving, and furnishings.
3. Performing touch-ups, preventative maintenance, and daily work orders.
4. Communicating work status and coordinating repairs.
5. Responding to emergencies and on-call maintenance needs.
6. Participating in training, departmental meetings, and potentially supervising other staff.
7. Assisting the Maintenance Supervisor with department coordination.

Qualifications

Education: High school diploma or GED; vocational or trade school preferred.

Certifications: Valid driver’s license; HVAC, plumbing, or electrical licenses as applicable.

Experience: At least 5 years of maintenance experience in a similar role with relevant certifications.

Skills & Abilities

• Diagnosing HVAC systems and reading technical drawings.
• Effective communication in English.
• Ability to follow safety protocols and work independently.
• Organizational skills for managing work orders and schedules.
• Calmness in emergencies and patience with residents.
• Proficiency with IT systems for tracking work orders.

Physical Requirements

• Mobility to move across the campus and perform physical tasks.
• Ability to lift up to 100 pounds with assistance.
• Comfort with chemicals, heights, noise, and power tools.

Compensation & Benefits

Pay range: $15.05 and up, based on qualifications and experience.
