A market leading advisor to Investors in the alternative real estate space are looking to add a senior/associate to their advisory division. The division works with tier one investors as well as owner operators of PBSA, BTR, Co-living and Hotel assets. The portfolios range across the UK and encompasses a mix of pre-completion developments, new build schemes and first-generation assets. They advise their clients on how to make their portfolios more profitable, more efficient, as well as advising and carrying out transactional and development work.
The team carry out cradle to grave operational services, examining revenue and operating budget setting, working with clients and their operating partners throughout the leasing cycle, advising on marketing spend, pricing and optimal operating expense models. They also offer critical support in asset mobilisation both prior to practical completion and onwards.
Key tasks include:
- Preparing & executing business plans for portfolio properties
- Assessing operating partners & implementing changes where needed
- Run rent setting matrix including proposed launch rents for new assets
- Advising on leasing strategies, sales & marketing, mobilisation, layouts and design
- Advise on and oversee capital projects & asset repositioning
- Progress nomination agreements
- Retender and/or renegotiate property & facilities management services
The ideal candidate will be pro-active, focussed and driven with experience of the 'beds' sector either as a chartered surveyor or working for an investor or an operator, with a good understanding of revenue management and operating models for operational real estate. This is a lovely, varied role which would suit someone who is detail orientated.
