About the Opportunity:
I’m working with a prestigious, design-led property developer delivering ultra-prime residential and commercial projects across Central London. Known for their uncompromising standards and design integrity, they are seeking a seasoned Construction Manager to lead the on-site delivery of complex, high-value residential schemes.
You’ll play a critical role in managing the construction lifecycle through a Construction Management procurement model, working closely with internal and external stakeholders to ensure best-in-class delivery on every detail.
Key Responsibilities:
- Project & Site Management:
- Lead day-to-day construction activities across multiple high-end residential sites
- Develop and oversee detailed construction programmes
- Chair contractor meetings, issue minutes, and manage action points
- Ensure the highest levels of workmanship and quality control
- Manage site logistics, welfare, and preliminary requirements
- Maintain compliance with licences and neighbourhood agreements
- Draft tender packages and contract documentation
- Review and approve RAMS, method statements, and best practices
- Manage subcontractor performance against programme, safety, and quality benchmarks
- Ensure compliance with CDM and all relevant H&S legislation
- Work closely with the in-house QS on procurement strategy and cost control
- Manage change control, review valuations, and monitor variations
- Support value engineering while preserving design vision
- Liaise daily with architects, consultants, and design teams
- Review shop drawings, technical submissions, and mock-ups
- Resolve site issues and sequencing challenges in real time
- Lead snagging, de-snagging, and final handover stages
- Provide regular progress and risk updates to senior leadership
- Maintain accurate site records, reports, and notifications
- Proactively address risks to avoid delay and disruption
Experience Requirements:
- ~10+ years of experience delivering high-end residential developments (£10m+ value)
- ~Proven track record with private clients and UHNW individuals
- ~Deep technical understanding of bespoke luxury finishes, joinery, and buildability
- ~Strong commercial knowledge with experience under JCT contracts
- ~Confident managing trades and driving performance on-site
- ~Proactive, solutions-driven, and calm under pressure
- ~Clear, effective communicator with strong leadership presence
- ~Proficient in MS Project or similar, with sound document control processes
Package & Benefits:
- ~Salary: £85,000 – £100,000 depending on experience
- ~20 days annual leave + 1 extra day for each year worked (up to 25 days)
