Gap construction are proud to be assisting our client, a bespoke residential developer, in their search for a dynamic and experienced Residential Development Manager. The successful candidate will join our client's team at their Head Office. This full-time role, reporting to the Managing Director, involves acquiring land for residential development and managing the development process from start to finish.
Performance Objectives
- Land Acquisition: Identify and acquire land for residential development.
- Relationship Building: Initiate and maintain relationships with off-market land introducing agents and advise them of the bespoke developer's development requirements.
- Market Monitoring: Register company details on property portals and monitor alerts for sites on the open market.
- Site Assessment: Visit and assess potential sites for accessibility, location, character, and potential abnormal costs.
- Market Research: Conduct market research to assess the value of each unit within a scheme.
- Site Appraisal: Use the in-house Excel-based viability program to appraise sites.
- Offer Making: Make written offers for sites within agreed company parameters.
- Report Writing: Write detailed reports for management and funders about the scheme to be acquired.
- Legal Negotiations: Negotiate heads of terms and purchase contracts with landowners, agents, and solicitors.
- Section 106 Agreements: Negotiate section 106 agreements with local authorities and affordable housing providers.
- Construction Knowledge: Understand the construction process, including material build costs and construction programs.
- Consultant Management: Instruct architects, planners, solicitors, and technical consultants.
- Internal Coordination: Liaise with and brief internal construction and sales departments.
- Planning Conditions: Discharge non-technical planning conditions through consultants.
- Professional Representation: Represent the company professionally at all times.
