The Role

A Senior Project Manager is a key member of a mixed-use developer or regeneration specialist\โ€™s team, taking full ownership of the delivery of projects and reporting directly to a Project Director.

This role is exciting, rewarding and challenging. The successful candidate will be dynamic, intelligent, driven, and passionate about creating high-quality, sustainable places. Strong leadership and interpersonal skills are essential.

The Senior Project Manager will work closely with the Project Director, Development Managers/Directors, and Sales/Residential Teams to ensure the successful delivery of projects and the continued growth of the business across the region.

Experience in delivering multi-phase, mixed-use regeneration schemes is required, alongside the personal qualities outlined below.

Key Responsibilities

The Senior Project Manager will be responsible for managing individual projects, reporting into the Project Director who retains overall responsibility for project delivery. Responsibilities will vary based on the specific requirements of each development, and include:

  • Preparing bids for new developments
  • Procuring and appointing the consultant team
  • Managing consultant fees and authorising payments in line with approved cashflows
  • Establishing the client brief
  • Managing the design and procurement programme, including relevant approvals
  • Managing development budgets to ensure alignment with project costs
  • Negotiating third-party agreements, agreements for lease, and funding agreements
  • Overseeing neighbourly matters (e.g. rights to light, party wall issues)
  • Managing the procurement and delivery of surveys and site investigations
  • Supporting marketing and branding strategies for the development
  • Ensuring projects follow internal protocols and meet gateway approval milestones
  • Procuring main contractors and preparing contract documentation
  • Arranging required insurance for the development
  • Managing the approvals process to enable start on site
  • Monitoring construction cashflow
  • Regularly attending site to oversee construction quality and compliance
  • Authorising payments and managing expenditure under contracts and funding agreements
  • Managing the completion, handover, and defects process
  • Providing regular progress reports and forecasts for board and stakeholder updates
  • Participating in scheme reviews and forecast meetings
  • Sharing lessons learned across the team
  • Developing relationships with partners and stakeholders in the regional property and construction markets
  • Monitoring market trends, risks, and opportunities and sharing insights with the wider team
  • Contributing to innovation, research, and improvements in project delivery processes
