Job Description We are looking to recruit a Senior Block Manager . The ideal candidate will be responsible for overseeing the day-to-day management of residential blocks, ensuring that properties are maintained to the highest standards while providing excellent customer service to residents and stakeholders. What You Can Expect Location – North London (Hybrid) Salary – Up to £45,000 Key Responsibilities as a Senior Block Manager Manage a portfolio of residential blocks, ensuring compliance with all health, safety, and legal requirements. Oversee property maintenance and repair works, ensuring that all issues are addressed promptly and efficiently. Organise and manage service contracts, including cleaning, gardening, and other essential services. Coordinate with contractors and suppliers to ensure high-quality work is delivered on time and within budget. Prepare and manage service charge budgets, keeping accurate records of all expenditures. Conduct regular property inspections to identify and address maintenance issues or non-compliance. Handle all resident inquiries, complaints, and requests in a timely and professional manner. Ensure that all property insurance, certifications, and compliance checks are up to date. Organise and attend residents’ meetings, providing clear updates on property management issues. Liaise with freeholders, leaseholders, and other stakeholders to ensure smooth property operations. Keep up to date with legislation affecting property management, ensuring full compliance with relevant regulations. Experience, Skills, & Qualifications Certification in Block Management (e.g., TPI, IRPM or ARMA accreditation). Proven experience in managing residential properties or blocks. Strong understanding of property management legislation, including health and safety, and leasehold regulations. Excellent communication, interpersonal, and customer service skills Strong organisational and time management skills with the ability to prioritise tasks. Proficient in property management software and general IT skills. Ability to work independently as well as part of a team. Full driving license (preferred but not essential).
