Job Title: Asset Manager Salary: £65,000 – £75,000 per annum, dependent on experience Location: Birmingham Job Overview: Birmingham Properties Group is actively seeking an experienced and highly capable Asset Manager to join our team. This pivotal role involves managing the Shopping Centre, focusing on enhancing asset value through strategic planning, execution, and relationship management. The successful candidate will contribute directly to the optimisation of the property’s performance, ensuring alignment with our overall business objectives. Responsibilities: Strategic Asset Management: Develop and implement comprehensive asset management strategies to maximise the Net Operating Income (NOI) of the property. Regularly review and refine these strategies based on market conditions and property performance. Financial Oversight and Reporting: Monitor financial performance against budget and forecast, adjusting strategies as necessary. Prepare detailed reports on asset performance for senior management and stakeholders. Lease Management and Tenant Relations: Oversee all leasing activities including negotiations, renewals, and tenant engagement to ensure high occupancy and tenant satisfaction. Handle lease administration and ensure compliance with terms. Property Development and Project Management: Coordinate with internal teams and external contractors on development, refurbishment, and capital improvement projects. Ensure projects are completed on time, within budget, and to quality standards. Stakeholder Engagement: Build and maintain strong relationships with key stakeholders, including local councils, community leaders, and business partners to support property objectives and community integration. Compliance and Risk Management: Ensure all property activities are compliant with legal, regulatory, and ethical standards. Assess and mitigate risks associated with property management and operations. Skills and Qualifications: Educational Background: Must have a relevant degree with MRICS status. Professional Experience: Proven track record in asset management, particularly within the retail or commercial property sectors. Technical Skills: Strong understanding of financial metrics, real estate market trends, and property valuation methods. Proficiency in Microsoft Office and property management software. Interpersonal Skills: Exceptional communication and negotiation skills, with the ability to engage effectively with all levels of stakeholders. Organisational Skills: Highly organised with a strong focus on detail and the ability to manage multiple projects simultaneously.
