Purpose of the Role
To ensure all critical building systems and environmental conditions are maintained consistently and effectively. The role involves supervising the day-to-day operations of an engineering shift team, delivering planned and reactive maintenance within the contract site. The ideal candidate will possess strong technical knowledge of HVAC systems, UPS, generators, and LV electrical systems, with the ability to diagnose faults using graphical interfaces and alarm data.
Key Responsibilities
- Conduct routine PPM on all M&E plant in accordance with site schedules and asset lists.
- Complete and proactively manage reactive maintenance tasks across the site, including fabric and concessionary store-related issues.
- Oversee subcontractor performance to ensure compliance with contract standards.
- Manage safe work approvals and on-site operations.
- Operate the Permit to Work system in line with company H&S procedures and client-specific requirements.
- Identify and resolve plant faults and defects promptly to ensure continuous serviceability.
- Ensure availability of appropriate spare parts; provide materials lists and estimated timelines for remedial tasks.
- Accurately complete all documentation related to breakdowns and pass to relevant personnel or update the CAFM system accordingly.
- Prepare, review, and implement Method Statements and Risk Assessments for all tasks to ensure safe operations.
- Foster positive working relationships with colleagues, subcontractors, and client representatives.
- Maintain a safe and healthy work environment, including consistent use of uniform and PPE.
- Present a professional image to clients and stakeholders at all times.
- Keep plant rooms secure, clean, and well-maintained.
- Supervise and monitor subcontractor activity during on-site maintenance works.
- Complete assigned tasks efficiently, safely, and in accordance with H&S requirements.
- Comply with and contribute to meeting contractual KPIs and SLAs.
- Keep the Computer-Based Maintenance System (e.g., Maximo) up to date, ensuring accurate and timely closure of PPM and reactive tasks.
- Perform any other duties as assigned by site management.
- Ensure engineering team members submit required reports (e.g., near-miss, dynamic risk assessments) and escalate non-compliance where needed.
- Oversee the operation of the Lock Out Tag Out (LOTO) system in line with safety procedures.
- Use the Building Management System (BMS) to monitor and adjust internal environmental conditions as required.
- Ensure shift reports are completed accurately and in a timely manner.

- Reports to the Contract Supervisor or Technical Manager.
- Collaborates with the wider engineering and site team.
- No direct budget responsibilities.
- May have indirect reporting lines to the Contract Manager.
- May supervise direct reports such as Shift Technicians or day staff.
