Role Summary: We are seeking a skilled Stock Condition Surveyor, with Social Housing experience, to support our asset management strategy through detailed property surveys and validation of existing data. This role plays a key part in ensuring the integrity of asset information which directly informs our 5-year investment programme, focusing on windows and doors, external refurbishment programmes (ERP), roofs, and potential energy efficiency improvements.

Key Responsibilities:

  • Conduct stock condition surveys of domestic properties, including internal and external components.
  • Verify existing data to ensure accuracy and completeness within our management systems.
  • Identify and confirm component lifecycle stages, disrepair, and non-compliance with Decent Homes Standard and HHSRS.
  • Contribute to the formulation of the 5-year capital works programme, with particular attention to:
  • Windows and doors
  • Roofs
  • ERP (External Refurbishment Programmes)
  • Energy efficiency and retrofit opportunities
  • Ensure that survey findings consider current and future energy measure improvements aligned with sustainability goals.
  • Produce clear, accurate reports to support planned maintenance and investment decisions.
  • Liaise with tenants, contractors, and colleagues to ensure a smooth surveying process and high standards of customer care.
  • Requirements:

    Essential:

    • Proven experience conducting and/or validating stock condition surveys in residential settings.
    • Familiarity with Decent Homes Standard, HHSRS, and asset lifecycle planning.
    • Understanding of energy efficiency measures and retrofit principles.
    • Strong attention to detail and analytical skills to validate and improve existing data.
    • Excellent communication skills and ability to engage with residents and stakeholders.
    • Full UK driving licence and access to a vehicle. (Petrol expenses can be claimed)

    Desirable:

    • Relevant qualification in Building Surveying, Construction, or related field (HNC/HND/Degree).
    • Experience in social housing or local authority environments.
    • Membership of a professional body such as RICS or CIOB.
