Commercial real estate is notoriously cyclical and the reality is that many Big Law firms have limited commitment to the practice area beyond corporate support. When interest rates were the lowest they were in the history of humanity this reality was often masked, but history tells us that, for most direct real estate partners, the market slowdown will ultimately result in hits to both partner progression as well as compensation and, perhaps even more significantly from a morale perspective, departmental shrinkage.
Whilst itself not completely immune from the impact of a cooling market, in contrast to its peers my client's boutique international law firm sees commercial real estate as a fundamentally “core” offering, not just in the UK, but across Europe, and the US. Moreover, thanks to succession, the firm now considers its direct real estate offering in the UK relative to its other European and US offerings.
They are keen to use the market disruption as an opportunity to restock with a lateral / team to whom it promises a superb platform, flexibility on rates and a 100% commitment to real estate.
