Project Manager – Demolition & Enabling Works

ESD Recruitment are working in partnership with one of the South East’s leading demolition and enabling works contractors. With an exceptional track record spanning over two decades, this business delivers high-value projects across London and the Home Counties — covering demolition, asbestos removal, remediation, civil engineering, and enabling works.

They’re renowned for their professional delivery, in-house resources, and commitment to safety, compliance, and environmental excellence. Due to continued growth and several major project wins, they are looking to appoint an experienced Project Manager to join their team based in Grays, Essex.

Role Overview

As Project Manager, you’ll be responsible for overseeing the safe, efficient, and profitable delivery of demolition and enabling works packages — typically ranging from £500k to £5m+ in value. You’ll manage projects from pre-start through to completion, ensuring compliance with HSEQ standards, client specifications, and programme deadlines.

Key Responsibilities

• Oversee day-to-day project operations from tender handover to final account.
• Manage site teams, supervisors, and subcontractors to ensure works are completed safely and to specification.
• Prepare and manage project programmes, risk assessments, and method statements.
• Liaise with clients, consultants, and local authorities to maintain strong working relationships.
• Lead site meetings, progress reports, and project reviews.
• Monitor costs, procurement, and resource allocation in line with budgets.
• Ensure full compliance with CDM Regulations, company safety procedures, and environmental standards.
• Work closely with internal departments including estimating, H&S, and plant to ensure seamless delivery.

Requirements

• Proven experience managing demolition or enabling works projects.
• Strong technical understanding of demolition methodology, temporary works, and structural sequencing.
• SMSTS, CSCS (Black/Gold Card), First Aid, and ideally Asbestos Awareness.
• Excellent communication and leadership skills.
• Commercially aware with strong client-facing ability.
• Full UK driving licence and flexibility to travel to sites across London & the South East.
