Role overview: To assist the person responsible for the delivery of an allocated project to the highest standards of Quality, Health and Safety, on time, and within budget. Through excellent leadership, motivation and teamwork, the highest standards are to be strived for and attained. Quality of product and pride in presentation are to be upheld at all times. Adhere to and engage with QA/ISO system and other company procedures.
Role Scope: This should be read in conjunction with the authorities' chart that forms part of the ISO production manual. When trusted to run a standalone scheme as part of personal development site manager authorities will be extended.

- External: Clients, Sub-contractors, consultants, statutory bodies, affected residents
Key Results Areas:
Health & Safety
- Ensure compliance with H&S legislation, policies, safety plans, risk assessments and method statements.
- Ensure the project (site) is never left unattended without appropriate cover.
- Educate and act immediately and accordingly to ensure desired behaviour of all site personnel.
- Strive to achieve above acceptable site scores.
- Stop any bad practices immediately and embed a 'don't walk by' culture on your site.
Quality
- Maintain quality control using ISO systems including continual update of quality system on SnagR.
- Take part in sub-contractor performance reviews with the project team.
- Issue sub-contractor notice of non-conformance.
- Issue materials notice of non-conformance.
- Provide detailed customer care information immediately to drive 5 star NHBC scores.
- Provide information on reported defects to minimise our exposure and to protect our relationship with customers.
- Assist in the control of the site on a daily basis and implement policies and objectives effectively as advised by Site Manager or company procedure.
- Organise and control the construction of the development in accordance with the drawings, schedules, ERs, and specification provided and the construction programme.
- Ensure that the construction complies with the relevant NHBC, Zurich or other warranty organisations and statutory authorities.
- Review issued drawings and ensure they are compliant and deliverable.
- Ensure site is clear, tidy, and compliant with corporate standards – at all times to an exemplar standard.
- Maintain boundaries in a condition that are best in class via continual daily/weekly checks.
Delivery
- Assist in delivering the project on time and to pre-determined time targets.
- Understand, comply, and coordinate the management of site preliminary expenditure in accordance with approved budgets.
- Assist in carrying out the construction in the most effective manner and deal with all obstacles efficiently and appropriately.
- Drive liaison with stats companies to ensure timely connections and understand the timescales involved.
- Hold effective sub-contractor meetings and record/distribute minutes of the meeting.
- Prepare short term programme and issue formally, in liaison with the Site Manager.
- Order, plan and schedule material delivery requirements and prepare accurate and timely material requisitions, in liaison with the Site Manager, to enable efficient construction processes.
- Prepare plant requisitions with the information needed to enable the best solution to be concluded.
- Handover completed scheme to client on time, to agreed quality standard and budget.
Financial
- Keep within preliminary budgets.
- Keep costs under control, by ensuring works are done once and done well.
- Engage in consultation with Contract Surveyor including at sub-contract tender stage.
- Prepare material take-offs and call-off schedules accurately in a timely manner to enable the best price.
- Minimise material requisitions by accurately forecasting requirements.
- Maintain an accurate weekly materials received sheets.
- Maintain an accurate monthly hired and owned plant record sheet.
- Compile accurate labour allocation sheet and issue to Contract Surveyor to enable cost to be passed on to others.
People
- Motivate, control/set targets, and appraise performance to ensure all personnel are working individually and as a team to effectively achieve the build programme.
- Deal effectively with any poor standards appropriately, whether internal or external personnel, to ensure site is functioning efficiently, to the agreed programme, safely and to budget.
- Work in partnership with other departments and proactively drive communication and problem solving with them so you can achieve plan.
Success Measures:
- Comply with company health and safety policies and rules and effectively demonstrate supervisory/management responsibilities.
- Aware of own actions and intervene to correct health and safety breaches as they occur.
- Proactively assist in the delivery of the project to programme, including demonstrating the required status reporting, preparation and issuing of short-term programme and forward planning.
- Demonstrate the ability to foresee any potential issues and the implementation of corrective action to mitigate delay.
- Ensure key elements such as material requisition, plant requisition & stats booking are delivered to programme dates.
- Contract Quality Plan is adhered to and that our SnagR processes are fully implemented and always up to date.
- Construction and development is controlled in accordance with the drawings, schedules, ERs and specification provided.
- Construction complies with the relevant statutory bodies and relevant legislation.
- Quality inspections are carried out and records completed as required and that our supply chain equally fully implemented via SnagR.
- All budgets and expenditure, including preliminary, labour budgets and schedules are managed to meet plan.
- The project team is managed effectively and work in a collaborative way to reach target.
- Everybody on site is treated with dignity and respect, and have equality of opportunity.
Skills, Experience and Attributes:
- Level 4 (HNC/NVQ4) minimum or suitably experienced tradesperson with considerable experience of the full range of construction trades.
- SMSTS, CSCS, First Aid, FAAW, PASMA, RTITB, Fire Marshall, Manual handling, Scaffold Awareness, Lifting Operations, Traffic Management, Crane Rescue, Fire Stopping, Asbestos awareness, UXO (bomb) Awareness.
- Good understanding of Health and Safety procedures and legislation applicable to the construction industry.
- Experience of Traditional Construction, RC Frame and Timber Frame construction.
- Previous experience of project delivery preferred.
- Can demonstrate knowledge of project reporting requirements, project planning, issue mitigation and requisition management.
- Experience and knowledge of Construction Quality and Compliance requirements, including ISO and quality inspections.
- Knowledge of the relevant statutory bodies, NHBC and legislation.
- Demonstrates the ability to manage budgets and expenditure (preliminary, labour, materials) within budget.
- Demonstrate an understanding of the sub-contractor order to minimise sub-contractor variation instructions.
- Has experience of engaging and consulting with contract surveyors, sub-contractors and relevant partners/stakeholders to work collaboratively to deliver the project.
- Has the ability to effectively lead and motivate a team.
- Confident in explaining technical information.
- Strong time management skills and excellent problem solver.
