We are seeking a field-based Part Exchange (PX) Manager to join our Sales and Marketing team. After seven years of phenomenal growth and numerous awards, we are backed by a joint venture partnership between Legal & General PLC and NatWest Group Pension Trustee Limited. We are on course to significantly transform the later living experience in the UK. The Part Exchange Manager at Inspired Villages Group (IVG) will oversee the daily operations of the Home Purchasing Service (HPS), reporting directly to the Commercial Director. This pivotal role offers the opportunity to collaborate with key stakeholders, drive sales progression, and consistently deliver outstanding results within agreed financial parameters. As a critical contributor to the business, the HPS is expected to account for at least 25% of all new sales completions, making it a key driver of IVG’s growth. The role requires a willingness to travel and be field-based to effectively support sales activities across multiple locations. The Role: Part Exchange (PX) Manager Manage the Part Exchange (PX) Book Within Agreed Capacity Oversee all property purchases and resales, ensuring they remain within the total PX capacity limits set by IVG, both overall and per village. Monitor and manage exchanges and completions to maintain compliance with agreed balance sheet limits. Conduct Due Diligence on All Potential Purchases Ensure all properties meet IVG’s risk profile before acquisition. Work closely with asset managers, conduct detailed desktop research, and coordinate physical inspections to complete comprehensive risk assessments. Prepare and present clear approval documentation to the CEO and CFO for all purchase proposals. Build Strong Relationships with Asset Managers, Surveyors, and Solicitors Manage day-to-day communications with asset managers and solicitors to ensure smooth transactions. Commission Home Buyers Reports through RICS-certified surveyors as needed. Lead weekly calls with business partners to review progress on all property transactions. Support Village Sales Teams to Achieve Sales Targets Collaborate with village sales teams to facilitate the progression of sales through to exchange and completion. Provide ongoing support to ensure that PX operations contribute to overall sales performance. Drive Resales of Purchased Properties Work alongside the asset manager to proactively market and sell PX properties within agreed timescales and at acceptable prices. Regularly review viewing levels and offers, providing status updates to the Commercial Director and IVG leadership. Oversee Financial Transactions Partner with the IVG Finance team to ensure timely processing of all payments and receipts related to purchases and resales. Key Requirements: Proven experience in the purchase and sale of UK residential properties, including transactions valued up to £1.5 million. Strong understanding of the key principles and processes involved in new home sales, conveyancing, and sales progression. Demonstrated success in managing part exchange resales, gained through experience in part exchange operations or within an estate agency environment.
