Quintessential British pub with rooms, set in the heart of Cheshire. This is a rare opportunity to operate a beautiful, quintessential British pub in the heart of the Cheshire countryside. The Oak is located in the village of Kelsall, close to Chester city centre. The pub is surrounded by residential housing. A firm favourite with residents; destination diners and visitors to the area, and just a 15-minute drive to Chester.

The pub benefits from being one of 2 pubs found in an area of around 1000 adults. The customer base is made up of a mixed age group, ranging from mid-20’s to the more mature customer and families.

Available on our foundation tenancy agreement. The potential of this pub lies in maintaining a well thought through food & drink offer. What food & drinks would you look to implement in the pub? The site currently has the ability to drive trade via several income streams. There is an established food business with a great reputation; a separate sports bar, and then 16 bedrooms provide an important aspect of the business all year round. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month’s rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month’s rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month’s rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
