We currently have an incredible new opportunity for an Assistant Property Manager at an award-winning Property Development Company. The role is primarily one of taking responsibility for the delivery of all services and actions on the Development and providing excellent levels of customer service to the residents and Client. It also includes fully supporting the Estate Manager wherever necessary. You will need to have a thorough understanding of Leasehold property management and the roles and responsibilities that we must deliver as a Managing Agent as you will lead on the fulfilment of these key tasks and ensure we comply with our contractual obligations.
Duties
- Ensuring the maintenance of the buildings and grounds.
- Visiting each site where required to undertake a visual inspection, meet with the site staff and with the Client as necessary.
- Planning and organising Planned Preventative Maintenance quotes and contracts.
- Conducting initial investigation into reactive requests relating to defects, ensuring defects are logged through the correct channels so not to invalidate warranties.
- Ensuring other (non-defect related) repairs are quickly actioned and Works Orders raised.
- Responding to emergency situations (sometimes out of hours), co-ordinating contractors and liaising with leaseholders.
- Being responsible for Health & Safety issues and ensuring H&S audit tasks and risk assessments are completed periodically.
- Manage the site-based staff of cleaners, security and concierge.
- Preparing Service Charge budgets and managing the expenditure.
- Proactively communicating with leaseholders and the Client on all matters.
Skills Required
- Excellent customer service skills and flexible and adaptable approach.
- High level of numeracy and understanding of Service Charges.
- Good communication skills in relation to managing relations with the Client, communicating with external service providers and reporting.
- Understanding of building maintenance and ability to manage contractors.
- Willingness to learn new skills and undertake training to develop the role.
- A thorough understanding of Leasehold management and all relevant Acts and Legislative requirements required for the role.
- To be able to demonstrate the correct behaviours required.

Salary: £35,000 per annum / £16.83 per hour
