We are an ambitious new residential development business, building our foundations in London with the aim of delivering high-quality, sustainable homes in urban locations. Backed by experienced leadership and long-term investors, we are now making a critical early hire to shape our technical and delivery capability from day one. This is a rare opportunity to join a start-up at its inception — helping establish standards, partnerships, and strategy that will influence our success for years to come.

We are seeking a highly experienced and self-driven Senior Mechanical & Electrical (MEP) Manager to lead on all building services aspects of our future residential development projects — typically mid to high-rise buildings with 50–200+ apartments, primarily across Greater London. This role requires a strategic thinker who can also operate hands-on and independently. You will play a central part in shaping the company’s approach to building services, energy performance, digital compliance, procurement strategy, consultant management and overall technical coordination.

Key Responsibilities

  • Shape and define the company’s MEP and sustainability standards from the ground up
  • Lead technical due diligence and serviceability reviews during site acquisition
  • Advise on energy strategies, plant room sizing, overheating risk and compliance
  • Prepare for upcoming regulatory changes including Future Homes Standard, Parts L, F, O & S
  • Work with external consultants to ensure technical feasibility, innovation and cost-efficiency
  • Oversee and coordinate all MEP design elements from RIBA Stage 0–6
  • Review technical submissions for buildability, compliance and value for money
  • Ensure accurate specification of GSHP, ASHP, PVs, DHN and related energy-saving technologies
  • Monitor and review contractor M&E works during construction phase
  • Ensure robust digitised record-keeping and golden thread compliance under the Building Safety Act
  • Provide post-completion advice on building operation and services maintenance strategy
  • Coordinate with architects, engineers, QS and project teams to optimise outcomes
  • Build and manage relationships with external consultants, suppliers and statutory authorities (e.g. UKPN, Thames Water)
  • Represent MEP interests at internal meetings and ensure consistent technical leadership

Required Experience & Qualifications

  • Minimum HNC in Building Services Engineering or equivalent
  • Substantial experience delivering London-based residential projects, including high-rise and mid-rise schemes with 50–200+ apartments
  • Involvement across all project phases from concept to completion
  • Familiarity with both shell & core and fit-out MEP interfaces
  • Proven experience working for residential developers, Tier 1/2 contractors, or leading MEP consultants
  • Knowledge of UK Building Regulations, especially relating to energy, sustainability and safety
  • Strong understanding of low-carbon technologies, energy modelling and overheating solutions
  • Commercially astute with strong cost awareness and procurement knowledge
  • Excellent communication, project management and coordination skills
  • Proficient with relevant digital tools and software (e.g. Revit, AutoCAD, MS Office)
  • Ability to operate independently, adapt quickly, and thrive in a start-up environment

Desirable (Not Essential)

  • Chartered Engineer status (CIBSE or IET)
  • Experience in leading digitisation and BIM workflows
  • Exposure to mixed-use and commercial MEP requirements
