Job Description
Town Planner
Manchester (Hybrid)
£40,000
Full-time (37.5 hours per week)
Clarke is seeking a motivated and detail-focused Town Planner to support planning activities across a variety of telecom infrastructure projects. This role is ideal for someone with a strong understanding of the UK planning system and a desire to work in a fast-paced, collaborative environment within a future-focused industry.
The Role
As a Town Planner, you will be responsible for the end-to-end planning process, from initial instruction through to decision and handover. Working closely with internal teams and external stakeholders, you’ll ensure planning applications are submitted on time, to high standards, and in accordance with both client and regulatory expectations.
Key Responsibilities

Preparing, submitting, and managing a range of planning applications (Full, GPDO, Listed, LN, Appeals)

Providing planning advice and interpreting policy to support wider business functions

Managing discharge of planning conditions and ensuring effective handover to delivery teams

Liaising with internal stakeholders including Design, Acquisition, Commercial and Build teams

Collaborating with clients and attending planning meetings as needed

Ensuring real-time updates to internal and client databases/trackers

Maintaining high-quality planning files and documentation for audit purposes

Supporting planning committee presentations, site visits, and external reporting as required
What We’re Looking For
- Proven expertise in the telecoms industry or similar infrastructure projects

Strong working knowledge of the UK Town and Country Planning system

Experience preparing and managing planning applications to a high, auditable standard

High-level IT proficiency (Outlook, Excel, Word)
Desirable:

MRTPI qualification or working towards chartered status

Degree in Planning or a related field

Experience within the telecoms industry or similar infrastructure projects
